Buyers will probably have a home buyer inspection conducted by an inspector of their choice. Some of the advantages of having the home inspector of your choice perform a listing inspection:

  • You, the seller, can schedule the inspection at your convenience.


  • The inspection may reveal immediate safety issues before agents and visitors tour your home.


  • A home listing inspection may reveal problems ahead of time which:


    • If corrected, may make the home show better.
    • Allows you, the seller, time to acquire competitive bids and make the repairs. No last minute, inflated repair costs, in order to get the deal closed.
    • If you decide, after receiving the competitive bids, not to make certain repairs, you may be able to sell the property as-is with a realistic sales price.
    • Armed with paid invoices or the written bids, you are in a better position to remove from the negotiating table unrealistic repair estimates put forth by the buyer.
